Bridging Finance
Bridging finance is short-term lending used in circumstances when other finance is not suitable.
We often arrange bridging finance for clients who are:
- buying properties that are initially in uninhabitable condition
- proceeding with major works
- holding a property while obtaining planning permission
- carrying out commercial-to-resi conversion projects
- buying to trade or flip a property, rather than hold it long-term
Often we arrange buy-to-let mortgages on our clients' completed projects that first started with bridging finance. By planning ahead for this refinance stage we can iron out potential barriers to mortgageability before they arise and help speed up the shift from bridging to cheaper mortgage rates more quickly.
